Why Commercial Property in Grundy County?

In the past five years I have closed in excess of $50,000,000 in commercial real estate transactions. I currently have listed or available for purchase in excess of $14,000,000 commercial real estate in Grundy County. Recent major transactions include apartment buildings, commercial buildings, farmland and development property.

The key is understanding the economics of a commercial transaction. In addition to understanding proforma financial statements and cap rates, and relying heavily on professional appraisals, the owners of Advantage Realty, Inc. have developed nine residential subdivisions in Morris, Coal City and Grundy County; have developed, constructed and currently manage 156 apartment units; have developed and constructed commercial buildings in Morris and Coal City; and have purchased and sold on our own account or for family, in excess of approximately 2,000 acres of farmland in Illinois and Iowa.

We operate Advantage Property Management which currently manages over 450 single family and commercial units.

This experience has lead to strong relationships with banks and other professionals involved in the Grundy County commercial real estate market.

My experience, professional relationships and integrity provide the basis for valuable input when counseling sellers and buyers in today’s commercial market.

I have also applied this experience and knowledge acting as a buyer agent for real estate investors. Accomplishments include negotiating purchases of listed properties on terms satisfactory to my clients and finding properties not listed for sale which meet my client’s specifications. Recently Advantage Realty, Inc and I have expanded horizons and are involved in the investment of retirement accounts in rental real estate and promoting the use of limited liability corporations as a real estate investment vehicle for joint ventures.
